Condition Report
On commencement of your lease you were given a Condition Report to complete and return to our office signed. As required by the Residential Tenancies Act 1997 you need to complete, sign & return this condition report to our office within 3 days of the lease commencement date.
Emergency Repairs
Urgent repairs include for example - blocked or broken toilets, gas leaks, electrical faults
and burst hot water units.*If after hours please refer to the emergency numbers found in your tenancy agreement.
We also request you leave a detailed message of the situation on the office contact
number (03) 52291666.*for a detailed definition of an urgent repair refer to Section 3 of the Residential Tenancies Act 1997.
General Repairs and Maintenance
All repairs and maintenance of a general nature need to be forwarded to our office in writing. You need to provide as much detail as possible relating to the repair to ensure we can act promptly and accordingly.A maintenance request form was given to you at the commencement of your lease but can also be found in the Forms and Documents Section of our website for your convenience.
Property Inspections
As part of your tenancy agreement, your property manager will conduct regular routine inspections, the first one will be three months after the commencement of your lease and in six monthly intervals thereafter. Prior to all inspections you will be notified in writing.
Keys
As your property managers we keep a duplicate set of keys in security, should you lock yourself out of your property we are able to provide you with a set of which is to be returned to our office within the hour. If out of office hours you will need to contact a locksmith at your own expense.Should you for some reason have the locks changed a duplicate set must be forwarded to our office as soon as possible.
